Taxes in Spain

Non-residents (not fiscally resident in Spain)

When you don’t live in Spain but you do rent out a property there, you are considered a non-resident by the Spanish tax authorities.

 

Income tax on rental income is calculated as follows:

  • Tax rate

    • 19% for residents of the EU.

  • Taxable income

    • This refers to the gross rental income, reduced by specific deductible expenses, such as maintenance and municipal taxes.

  • Filing frequency

    • A tax return must be submitted quarterly using form Modelo 210.

Other taxes

In addition to income tax, you must also take into account the property tax (Impuesto sobre Bienes Inmuebles – IBI).

Belastingen: Spanje versus Nederland

Nederland

Sinds medio juni 2024 heeft de gewijzigde regelgeving en fiscaliteit een aanzienlijke impact op de markt. Nieuwe wetgeving, zoals de Wet betaalbare huur en het verbod op tijdelijke contracten, heeft de verhuurmarkt ingrijpend veranderd. Bovendien wordt de methodiek voor huurverhogingen jaarlijks aangepast.

Particuliere verhuurders worden in box 3 belast op basis van een fictief rendement dat in de praktijk vaak niet haalbaar is binnen de geldende huurwetgeving. Hierdoor wordt het steeds uitdagender om een redelijk rendement op vastgoedbeleggingen te realiseren.

Wij zijn sinds 2003 actief in de verhuur en het beheer van meer dan 400 woningen in de regio Amsterdam. In de afgelopen maanden hebben wij een groeiend aantal Nederlandse verhuurders mogen verwelkomen, waaronder zowel nieuwe verhuurders als bestaande beleggers.

Our services include:

  1. Getting to know you as the landlord, inspecting the property, and providing information about the rental process.

  2. If desired, preparing the property for rent and furnishing it.

  3. Finding a qualified tenant.

  4. Drafting the rental agreement.

  5. Arranging cleaning before check-in and after check-out.

  6. Collecting the first rental payment and the security deposit.

  7. Handling check-in & check-out (including inventory list & inspection report).

  8. We remain the point of contact throughout the rental period for both the tenant and the landlord.

Our commission is equal to one month’s rent (+VAT).

Furnishing a home is a time-consuming task and not for everyone.
We know exactly what inventory should be in a property and where to buy it.
When furnishing, we take into account the rental price, the size of the rooms, and the type of tenants you wish to attract.

 

We can also arrange for all the walls to be painted and for curtains, lamps, and paintings to be hung.
Depending on the size of the property, we can furnish, clean, and prepare it for rent within 2 weeks!

 

We furnish your property starting from €1,000 (+VAT).
